What Makes This Harder

Where Water Extraction Jobs Go Wrong

Not every wet room is the same job twice. A few conditions turn a straightforward extraction into a longer one, and it is worth knowing them before you get a number over the phone.

Water that has been sitting more than 24 hours. Once carpet pad has absorbed water for a full day, it almost never dries in place. It comes out, gets replaced, and the timeline stretches.

Cabinetry with particleboard bases. Common in kitchens built in the 1990s and 2000s around Orange Park and Fleming Island. Particleboard swells permanently on contact with water. It does not dry back to shape, so the toe kick and lower cabinet box usually need replacing, not just drying.

Homes on slab versus pier. Older homes near Doctors Lake and the St. Johns River are sometimes built on pier-and-beam foundations, where water can pool in the crawlspace unseen for weeks. Slab homes show the problem faster but trap moisture against the concrete longer.

Hidden runs behind tile. A slow leak behind a tiled shower wall can travel two rooms over before it ever shows as a stain. If your water bill jumped and you cannot find a visible leak, that is worth a moisture scan even without standing water on the floor.

How Long a Water Extraction Job Takes

Extraction itself usually takes 1 to 3 hours depending on how much standing water there is and how many rooms are affected. Drying is the longer part: expect 2 to 4 days with equipment running before a room reads fully dry on a moisture meter, and up to a week if subfloor or wall cavities were involved. We do not pull equipment early just to close out a job faster. A room that looks dry and a room that reads dry are not always the same thing, and only one of those keeps mold from starting.

One fact worth knowing: Clay County's average relative humidity sits high enough, even outside hurricane season, that opening windows to "air out" a wet room usually adds moisture rather than removing it. Mechanical drying with dehumidifiers is not an upsell here. It is the only method that reliably works in this climate.

Can I just rent fans and dry it myself?

For a small spill caught within an hour or two, sometimes. Once water has been sitting for several hours or has reached carpet pad, subfloor, or a wall cavity, box fans usually are not enough to reach the moisture level where mold growth starts, which is inside material, not on its surface.
